Terms of service

These terms are the agreement between you and Hous Media Solutions LLC, which owns and operates Varebo ("Varebo", "we"). We've kept them readable. By using varebo.com you agree to them. If you don't, please don't use the service.

1. What Varebo is

Varebo provides software that lets vacation rental hosts publish a direct-booking website, sync calendars and share a welcome guide, plus a free listing checker. Varebo is not a party to any rental or booking. We are not a travel agent, broker, property manager, real estate licensee or payment processor, and we don't own, inspect or manage any property.

2. Host terms

• You must be at least 18 and have the right to rent the property you list (owner, or authorized by the owner).
• You are the merchant. The rental contract is between you and your guest. You set prices, house rules and the cancellation and refund policy, and you're responsible for honoring them.
• You get paid directly through your own Stripe and/or PayPal account, under their terms. Varebo takes no commission and is not responsible for payouts, chargebacks, disputes or refunds.
• You're responsible for permits, licenses, occupancy limits, taxes (including lodging and sales taxes), insurance, safety equipment and compliance with local, state and fair-housing laws.
• Keep your listing accurate and your calendar up to date. Calendar sync helps prevent double bookings but can lag; if two bookings overlap, you resolve it with the guest (usually by refunding one).
• Keep your private dashboard link and email account secure. Anyone with your link can edit your site.

3. Subscription & billing

• New sites get a free 14-day preview. No card needed. Unactivated previews go offline when the preview ends and are deleted 30 days later.
• Price: $29/month or $290/year for the first property, and $19/month or $190/year for each additional property on the same account. Prices are in US dollars and billed in advance by Stripe. Each property is a separate subscription.
• Subscriptions renew automatically until cancelled. Cancel anytime from your dashboard; your site stays online until the end of the period you paid for. We don't give refunds for partial periods, except where the law requires it.
• If a payment fails or the subscription ends, the site goes offline (your data is kept, so you can reactivate).
• We may change prices with at least 30 days' email notice; changes apply from your next renewal.

4. Your content

You keep ownership of your photos, text and other content. You give Varebo a license to host, display, resize and process it to run your site, the welcome guide, the Varebo Stays directory (you can opt out in your dashboard) and the listing checker. You confirm you have the rights to everything you upload. We may remove content that breaks these terms or the law.

5. Rules: don't do this

• List a property you don't have the right to rent, or use someone else's photos or listing.
• Ask guests to pay outside your site's checkout by untraceable methods (wire, Zelle, gift cards, crypto), or run any scam, phishing or fake listing.
• Post illegal, discriminatory, misleading or infringing content.
• Abuse the service: spam, scraping, bots, attacks, or trying to get around limits or security.

We can suspend or delete sites that break these rules, with or without notice, and report fraud to the authorities. If a paying site is removed for fraud, no refund is due.

6. Guest terms

• When you book on a Varebo site, your contract is with the host, not Varebo. The host's house rules and cancellation policy apply.
• Payment is processed by the host's Stripe or PayPal checkout. For refunds or problems, contact the host first; you can also use Stripe's or PayPal's dispute process and your card's protections.
• Varebo doesn't verify hosts or properties. Read how to book safely, and never pay outside the booking button.
• Report suspicious sites with the "Report this listing" link.

7. Listing checker

The free checker uses automated analysis and AI. Scores and suggestions are estimates to help you, not guarantees of bookings or revenue. Double-check rewritten text before using it. Shared report links are public to anyone who has the link and are deleted after 60 days.

8. Badges and labels

"Synced with Airbnb / VRBO / Booking.com" means the host connected a working calendar from that platform (see what the badge means). "Preview site, not yet verified by Varebo" means the site is in its free preview. No badge or label means Varebo has verified a person's identity or a property.

9. Disclaimers & liability

Varebo is provided "as is" and "as available". We work hard to keep it running, but we don't promise it will be uninterrupted or error-free, that calendars will always sync instantly, or that any host, guest or listing is genuine.

To the fullest extent the law allows: Varebo isn't liable for bookings, stays, property conditions, injuries, payments, refunds, disputes, lost revenue or data, or anything between hosts and guests; and our total liability for any claim is limited to the amount you paid Varebo in the 12 months before the claim (or $50 if you paid nothing). Hosts agree to cover Varebo's costs from claims caused by their listings, rentals or breach of these terms.

10. Ending, changes, law

• You can stop using Varebo anytime; ask us to delete your site and data at info@draive.net.
• We may update these terms. We'll change the date above and email hosts about important changes at least 14 days before they apply. Using Varebo after that means you accept them.
• These terms are governed by the laws of the State of Florida, USA. Disputes go to the state or federal courts in Volusia County, Florida, unless the law where you live gives you other rights.
